R&R’S ENTITLEMENT PROCESS
PROJECT APPROACH
Typically, after a project kickoff meeting, R&R will coordinate with relevant team members to refine and outline the necessary scope items, responsibilities, and timelines for production. Each update outlines open issues, overall progress, individual item approvals status, and team coordination items.
R&R will lead civil engineering design efforts based on team input and prepare necessary civil engineering construction documents for municipalities, like the City and County of Denver’s (CCD) approval. We are actively involved in pushing Site Development Plan (SDP), Transportation Engineering Plan (TEP), Storm Sewer Project Review (SSPR), Sewer Use and Drainage Permit (SUDP), Construction Activities Stormwater Discharge Permit (CASDP), and Denver Water (DW) submittals forward. Per the Client's request, R&R can spearhead the submittal process and coordinate responses to comments and provide any necessary revisions. Regardless of whether the entitlements process is developer-led, architect/planner-led, or civil engineer-led, R&R will work tirelessly on behalf of the project team to seek desired outcomes and keep the project moving forward.
Particularly for urban infill projects, we focus on ADA compliance and connectivity, specific to public right-of-way design, including bicycle and pedestrian infrastructure design. A high level of coordination with the Design Team’s urban planner or landscape architect consultant is required for hardscape layout and connection to existing infrastructure, with R&R providing consistent feedback and parameters regarding grading and drainage constraints. R&R researches and reviews existing area planning documents and coordinates options with the Design Team.
R&R routinely coordinates with architecture, structural, geotechnical, traffic, landscape, and MEP consultants as required. If any utility locates or SUE services are needed, R&R coordinates with Tom Richardson, LLC to complement our in-house services.
Once construction begins our team provides construction services that may include attending the OAC meetings, progress meetings, construction observation, design modifications, reports on progress or actions taken, close-out punch lists, and preparation of as-built drawings.
Whether it’s completing a survey to meet a closing date or expediting the approval process, we combine experience and technology to deliver cost and time efficiencies.
