R&R provided land surveying services for the redevelopment of the former 14-acre industrial property located in the Elyria-Swansea neighborhood north of Denver. The new mixed-use community will feature two community pools, a neighborhood co-op and local business incubator, co-working and amenity space, connecting trails throughout the 14-acre campus, a performing arts center, retail, restaurants, cafes, art studios, and a central plaza. 

R&R gave special attention to the sustainability aspect of the project and utilized grade-level rain gardens as opposed to below-grade detention vaults due to its cost savings and ability to enhance site aesthetics.

Finally, the High-Iron 40 project restored and repurposed the existing barrel-roof structure setting the residential development apart from others in Denver.
